In our last discussion about home inspections, we talked about Mickey Mouse repairs, moderate repairs, and the importance of identifying health and safety issues. All of these are very important. Today, we’re continuing our discussion by talking about the three different ways you can get compensated for inspection issues:

1. Ask the seller to reduce their price. The big problem with this method is that it doesn’t put any money in your pocket to fix things. It’s probably not the best route, but it is an option.

2. Ask the seller to make the repairs. When we do this, we have to make sure that we’re asking for licensed repairmen to do the work. I don’t always like this option because we can’t necessarily ensure that everything is going to be done to our satisfaction. Also, if the work isn’t done by closing, it won’t stop closing. Any issues will have to be resolved via a lawsuit, which means a lot of time and money.

3. Ask the seller to compensate you via concessions. This is when they give you money so that you can make your repairs after closing.
